5 Myths about Design Build Projects, Debunked!

The traditional method is designing a building, bidding out the project, then having it constructed by a separate entity (often referred to as design-bid-build in the biz). But with design build, the designers and contractors are housed under one entity. That means you, the homeowner, only have to handle one contract. But doesn’t that cost more? Doesn’t that give me less control? Nope, and nope. To answer those questions and more, here are 5 myths about design build projects, debunked:

They’re only large, commercial projects

False. Design build companies can, and do, build projects of all sizes and scopes. Tailorcraft Builders, like many other Annapolis design build companies, specializes in custom home builds and renovations. That can look like designing and building a new home, or remodeling a single room.

It’s more expensive

False. In fact, the design build process will often save homeowners money in the long run. In the typical design-bid-build process, designers and contractors are often at odds. That conflict can cause delays, or extra change orders, which in turn drives up costs. (Not to mention your stress levels.) With the design build process, designers and contractors work together at the same company from the start, so there are no delays, and no surprises. It’s faster, but worse quality

False. Can we emphasize this one as extra false? The design build process is often more efficient than the outdated design-bid-build process, so yes, the projects are typically completed more quickly than the design-bid-build method. But that doesn’t mean the quality of work suffers. We at TailorCraft are partial to the design build model (since that’s what we do), because we think it’s actually the best way to build a Maryland dream home that will last for generations to come.

I’ll have less control

False. The design build process is 100% collaborative, and you are where that collaboration begins and ends. Homeowners, for example, you can be involved every step of the way, from first concept to final floorboard. Removing the middleman of the design-bid-build process actually allows you a greater voice, because you’ll spend less time shuffling between designer and contractor, and more time working with the team to achieve your goal. It’s higher risk for me

False. The design build process is actually less risky for homeowners, because you have a single point of responsibility - the design build firm (aka Tailorcraft). As we’ve said, homeowners in design-bid-build projects sometimes get caught in the middle between the designer and the contractor. Not to mention the headache of coordinating your own contractors, designers, and crew. In a design build project, everyone is managed by the Design Build firm and is working toward the same goal. That results in better communication, better delivery, and much less chance of conflict along the journey.
